Pre-Construction
We often work with clients to build custom plans. We can develop plans from ideas or sketches you provide or bid from completed plan sets.
It is recommended that you select a site before selecting a home plan. The site physical characteristics, sun exposure and size will influence the home design. The site will have in most cases zoning restrictions for setbacks and may include deed restrictions which could effect the design or appearance of the home. Utility connections should be thoroughly investigated to ensure the ability of the site to support the functional requirements of the home. Soil conditions are reviewed for suitability. We offer a site review process that can be helpful in evaluating the site.
After site review and design criteria is established, concept drawings can be prepared. The concept drawings depict the floor plans and elevation outlines of the project. The concept drawings are used to prepare construction cost estimates. Estimates include our standard features and can incorporate custom features and optional materials if requested. A plan review meeting
with you will summarize all of the materials, features and items included in the estimate.
Once the estimate is approved by the client, working drawings of the project are prepared. Drawing preparation is completed on a fee basis, depending on the complexity of the project. The fees are competitive with cost associated with House Plan companies. Construction contracts are prepared with the plans for your final approval. If you are financing the project we can work with your lender or refer you to our preferred lenders to complete applications,
specifications and appraisals.
At a pre construction meeting, you will meet with us for a final review of your home package. Together we will verify the placement of the home, review the drawings and make final color selections. You will get the opportunity to learn what to expect in the building process and review schedules. When permits are approved, construction can begin.
Construction
Foundation
The home is staked by our engineers and building elevations are set. Excavation begins with removal and stockpiling of topsoil. The excavation is completed to proper depth and footings are formed. Footings are inspected and concrete is placed. Stone is placed in basement for slab preparation and foundation drains installed. Panels are erected for basement walls, garage and porch frost walls if required. Concrete is continually poured into the forms until Complete. Forms are striped and the concrete is cured. 10 year Waterproofing is applied to walls below grade. Foundation work is inspected prior to back fill. Foundation is back filled Site is rough graded and driveway is roughed in. Garage and porch area are compacted and stone is graded for slabs.
Framing
Lumber is delivered and the framing crew erects the first floor deck with sill, joists and subfloor. Wall panels are delivered and set to form first floor walls. Second floor deck is erected, second floor walls are craned to deck and set. Roof trusses are delivered and crane set, roof is sheathed and dried in. House wrap is installed, seams are taped and windows and exterior doors are installed. Stairs are delivered and installed. Framing is checked for bracing, nailers and reviewed for mechanical layouts.
Mechanicals
Plumbing trades install all rough plumbing for drain waste and vent lines, Domestic water lines are installed. Heating system is roughed in for supply and return ducts. Electrical service is installed and rough wiring is installed. Roofing is installed and siding is started. Garage and basement floors are placed and sealed. Framing is inspected and ready for insulation
Insulation
All gaps, holes and penetrations for plumbing and wiring are sealed, draft stopped and fire stopped. Exterior siding is completed. Utility connections are completed for water and sewer. Wall insulation is installed. Insulation is inspected and ready for drywall.
Interior
Drywall is installed, taped and finished. Home is cleaned and prepared for painting. Final grading is completed and decks, or porches completed. Drywall is primed and painted two coats of finish. Pre stained interior trim is delivered and installed. Hard surface flooring is installed in the bathrooms. Kitchen and bath cabinets are installed. Laminate floors are installed in the foyer, kitchen and breakfast room. Light fixtures and devices are installed and tested. Heating and air conditioning equipment is installed and tested. Finish plumbing fixtures are installed and tested. Closet shelving is installed. Driveway is paved. Final raking and seeding is completed. Bath accessories are installed. Appliances are installed. House is cleaned and carpet is installed.
Touchup painting and nail holes in trim are filled. House and windows have final cleaning.
Post Construction
House is inspected and minor adjustments are completed. You will participate in an orientation to review the completed project and become familiar with the operation of the features and equipment. Any noted punch list items are reviewed and completed. The home is now complete and ready for your move. Average building time is ten weeks.
